Last night, a hot water pipe above my closet developed a pinhole leak and started spraying water. I called the property managers at 9:00 am; by 11:30, a repair guy had sealed the leak and patched my closet ceiling. And since the pipe was a common element, I did not get charged for the repair. And since it was just water, I just let everything that got wet dry off, and all is back to normal.
That makes me happy.
